The Le Roc Fleuri is one of
Downtown Montreal's most prestigious condo building. There
may be strong arguments for a few other addresses but it
would be fair to say that Le Roc Fleuri has the best all
round qualities in the City.
First of all, its
address at 2000 Drummond is in the Golden Square Mile which
is either the best or second best area in the city after the
Old Port, depending on one's priorities and keeping in mind
that both areas are very different from one another. The
Golden Square Mile is close to the Mountain and its huge
park. It is right in the middle of Montreal's CBD (Central
Business District) and equidistant from its two main
academic establishments, McGill and Concordia Universities.
It is also right about the Green line and next to the best
part of the Underground city which is great in winter as
almost all of downtown can be reached using the tunnels.
The building's architercural features are very elegant
and traditionnal which will help the building age
gracefully. It has a very distinctive curved bay window on
its South East side overlooking De Maisonneuve boulevard
which makes it impossible not to identify as a visual marker
in the City.
The units in Le Roc Fleuri are usually
at least 1100 square feet (100 square meters) and all of
them were designed as two bedroom two bathroom condos. They
are usually priced around $650 per square foot which is more
than reasonable for a building with these amenities.
Surrounding buildings are usually small so many of the
condos in Le Roc Fleuri have decent to fatastic views
depending on the floor of course. The only exception would
be those on the Drummond side below the 11th floor. some of
the units have balconies but most do not.
The
building's amenities aren't the best in the city but they
should cover the wants and needs of the overwhelming
majority of downtown dwellers. The Le Roc Fleuri has an
indoor pool and a hot tub, a huge outdoor terrace, a good
size gym, a party room, an elegant lobby with a 24/7 drooman
service. There is guest parking and underground parking for
the building's residents.
Le Roc Fleuri is located
just a few minutes away from Downtown Montreal's party
district which is centered around Crescent street. There is
also a lot of fine dining in the neighbourhood on Stanley,
Peel, Sherbrooke, De Maisonneuve and Mountain. This is also
the heart of the city's racing spirit as this is where the
Grand Prix festival is held during the first or second week
of June for the Canadian Formula One Grand Prix.
PROS:
Hardwood floors, marble and granite countertops and
excellent insulation make the units excellent value for
money compared with only slighly more recent contructions.
It is hard to beat Le Roc Fleuri in terms of sheer prestige
though. Excellent and very convenient location from which to
access the entire city and nearby universities. Secure
building, bright units, good amenities and excellent views,
especially towards the South West and the North West which
happen to be the sunniest sides in Montreal.
CONS:
Some units have poor views and light on the Drummond side
which is fine so long as one does not overpay. The building
is so nice, it can look a little pretentious. No grocery
store within a 5 minute walk which can be a little
irritating in the City. The building is a little short on
private balconies which for condos this size is a little
disappointing. |
